During its regular Tuesday morning meeting, county commissioners approved one of those land sales, for $185,000. A parcel covering just more than 4.1 acres in Fruit Heights was sold to Stephen M. Sargent.
It had been appraised for $250,000, County Clerk/Auditor Steve Rawlings said. However, a fault line was discovered, with seismic analysis indicating buildings can't be constructed on part of the property.
"We still have some lots in North Salt Lake that are up for sale, and some Conference Center property (in Layton)," he said.
In addition, Layton developer Kevin Garn has paid $10,000 to the county in anticipation of purchasing about 2 1/2 acres in front of the conference center. With a June 1 deadline, Rawlings said a $1.2 million price tag has been agreed to for the site, which is earmarked for at least one restaurant, in addition to possibly other buildings.
"I don't anticipate any problems on that going through," Rawlings said. "Garn has a strong interest to make sure a high quality restaurant goes there, to help both the county with the Conference Center, and his hotel business."
Garn is a principal in the firm Western States Lodging, L.L.C., which is building a Hilton Garden Hotel adjacent to the 45,000 square-foot conference center.
Illustrating how the buildings' construction has increased land values there, Rawlings said "that property was originally purchased at $7 a square foot. Now it's at a market value of $13."
In other business, a Mutton Hollow Acres Subdivision No. 2, Lot 11 amendment was also given the go-ahead. It's on the southeast corner of Boynton and Mutton Hollow roads, and includes several parcels. The project was previously reviewed and approved by the Mutton Hollow Township planning commission.
