LAYTON — A subdivision that could include nearly 150 single family homes, park, elementary school and church would be this city’s first major such development.

But the Layton City Council decided to send the plan back to the planning commission, last week, said long-range city planner Peter Matson.

The Village at Harmony Point would include 145 homes built on 44 acres at about 2200 West 400 S.

An average of 3.24 lots per acre would be developed, with lots averaging 12,000 to 13,000 square feet, he said.

The city council wanted the planning board to look at ways to amend the plan. “They want them to figure out a way to get more space between the side yards,” Matson said.

It was proposed that there be a minimum of 10 feet between homes. “We will look at lot size overall. They (council) also wanted more detail on the open space connections.”

The plan has included 30 percent open space, including a park of nearly seven acres. It could be built adjacent to the elementary school, Matson said. Davis School District has purchased 12 acres for a new school.

“Treescaping” is also planned as part of the development, along with decorative street lighting, walking paths and a detention basin.

“We want to look at appropriate styles of trees, have a tree canopy” across the street, eventually, Matson said. “The staff feels that’s valuable, lends to sustainability.”

Inclusion of a school and park helps create a feeling of community in an area, something praised by the staff, Matson said.

“This generation of homebuyers are looking for a product that includes maintenance-free front yards, a school and park within walking distance, and a variety of housing types,” the planner said.

An enhanced entryway is planned, including fencing around the perimeter and a round-about.
